1. CONTENTS (1) RESEARCH OBJECTIVES We attempt to empirically identify the factors that affect retail property premium determination in Korea by examining the interaction between locational characteristics and retail property premium. we examine 96 major trade areas in Korea over the period from January 2003 to December 2003. (2) RESEARCH METHOD - - Multiple Regression Analysis (3) RESEARCH RESULTS The results show that locational characteristics are statistically significant. 2. RESULTS The results show that the component of location is comparatively more significant than pass-by pedestrian characteristics in the market area. In particular, the study suggests that the number of young women who pass-by at 12 p.m on weekday, the number of wholesale and retail business shops in the market area, deposit money are three key factors affecting retail premiums in seoul.
